Why do I need a Home Inspection? By allowing a professional to diagnose your speculative property, you are getting invaluable information about the possible pitfalls that may not be evident to the untrained eye. Every property has its faults. Let’s repeat: “Every property has its faults.” And that is OK. It is important to realize that everything can be fixed. The main thing a buyer must decide is what he/she is willing/not willing to take on after the buy of the prospective property. Also keep in mind that defects are often good things as you can negotiate a lower final contract price! Not to mention many sellers are willing to replace old/ defective components that they were not aware of. Most important to realize is that once defects are discovered by an inspector sellers must from that moment on disclose these in the seller’s disclosure. In other words, they have to deal with the problem because every other potential buyer will now know about the problem(s). Since you would already have a contract on the property, they are most likely going to negotiate with you. So, defects are not necessarily bad things at all! Home Inspection Value: Every property has its own unique attributes. However, it is important to realize that every property also has its flaws. When inspecting a property the inspector’s job is to identify these faults, educate you about the property, as well as give you the upper hand in the final negotiations. These are the keys to getting the home buyer the best possible value. In the end, the price of the inspection is usually far outweighed by the reduction in the final contract price. Finally, a solid home inspection is your best offense in making sure you get the most equitable deal. Price: The industry standard for home inspections is $100/hr. The typical range for a condominium is $200-$300. The typical price for a home is $250 - $450. Price is determined by property specifications such as size, age, and foundation type. Other optional systems such as sprinkler systems, pools, or spas can be added to the inspection for an additional fee. Please call for an exact quote of your property. Setting up Inspection and Delivery: First call and set up an appointment. An inspector will come to the property and perform an inspection. Payment is made either beforehand or on-site directly after the inspection is performed. Next, inspection findings will be reviewed upon completion of the inspection if the home owner is present (this is highly recommended). If the buyer is not present, the initial discoveries will be reviewed at the client’s earliest convenience. The client will then receive an email and phone call alerting them that their inspection report has been uploaded to the web (6-24 hours). A link will then direct the client to their individual inspection report. Upon further scrutiny the client is free to call the inspector for follow up questions or further clarification at any time, preferably within normal business hours. Inspection Process: The inspector analyzes the structural and mechanical systems and sub-systems of a property per the Standards of Practice as set by the Texas Real Estate Commission. (These Standards can be viewed on this site by clicking the link above). The Standards are a minimum as set by the State of Texas. Aardvark meets these Standards with every inspection and exceeds them whenever possible. Understanding the Inspection: Included in the inspection are details regarding the life expectancy of the main structural and mechanical systems on the premises. These include but are not limited to the roof, heating and cooling equipment, and water heaters. Understanding the age and life expectancy of these high cost components is critical. An educated buyer can then gauge whether to start budgeting for new components or request that the seller replace these items. Two of the most important items on a property are the foundation and plumbing systems. Especially with slab foundations these two systems go hand in hand. A failing slab directly affects the plumbing usually causing it to fail as well. For this reason, Aardvark has built relationships with competent licensed structural engineering firms and licensed plumbing firms that will diagnose any questionable foundations and plumbing systems. Also of importance are wood destroying insects. If the home you are buying is not brand new, it is always a good idea to have a termite inspection. The home inspector will arrange for a licensed termite inspector to perform an inspection of the property at the same time as the home inspection. Usually, these cost $60-$80.
